Texas Just Got a Small Break on Mortgage Rates
Mortgage rates have been a headache for buyers everywhere, but a recent national study found some good news for Texans.
What the study found
WalletHub compared all 50 states using its internal mortgage rate data from the first and second quarters of 2026. Texas had the fifth-smallest increase in the country, ranking 46th out of 50. Only Montana, Wyoming, South Dakota, and North Dakota saw smaller increases. The average Texas mortgage rate in the second quarter was 6.36%.
At the other end, Mississippi, Colorado, and Tennessee saw the biggest jumps.
Why this matters for buyers
A smaller increase doesn't make a home cheap. Prices have climbed sharply over the past few years, and limited inventory still makes it hard to find the right house, even for buyers who are financially ready. WalletHub analyst Chip Lupo made the same point, noting that today's rates are a long way from the pandemic-era lows, even though they've eased a bit from last year's highs.
Still, if rates are going to move, it's better to be in a state where they're moving slowly. For a buyer, even a small difference in rate can change a monthly payment in a meaningful way.
Why this matters for sellers
If you're thinking of selling, the buyers you're hoping to attract are working with the same rates. When borrowing costs rise more slowly in your state, more of those buyers stay in the market. That's a modest advantage, but a real one.
What to do with this information
